  • Pending Listings: 1,170 (+7.1%)

  • Closed Sales: 877 (+22.4%)

  • Showings: 15,828 (+26.4%)

  • Median Days on Market: 18 (flat)

  • Months of Inventory: 2.4 (-4.4%)

Translation? Buyers got off the sidelines, and competition heated up—especially in desirable price bands and neighborhoods. Inventory is up, but demand is sprinting right alongside it.
